Area-Weighted U-Value Calculations for a 2017 Extension
A homeowner in southern England needed to regularise an extension built in 2017 that had not received full building control approval at the time of construction, which became apparent at the time of the sale. The extension featured a high proportion of glazing, which risked failing the energy efficiency standards when assessed under the applicable regulations.
The Challenge
Simply adding more insulation or reducing glazing would have been costly and disruptive. The client needed a robust, evidence-based route to demonstrate compliance that Building Control would accept for regularisation purposes.
Our Approach
We carried out a detailed area-weighted U-value calculation in accordance with the relevant 2012 Approved Document guidance applicable to the project.
This method assesses the average U-value across the entire thermal envelope (walls, roof, floor, and windows) rather than treating each element in isolation.
This technique strategically improving insulation performance in key opaque areas, as we are able to offset the higher U-values associated with the extensive glazing. The calculation in this case demonstrated that the overall heat loss from the extension remained within acceptable limits.
Results
Building Control accepted the area-weighted U-value evidence, allowing the extension to be regularised without expensive structural alterations. The client achieved full compliance, avoided significant additional costs, and gained peace of mind. We also supported the process with associated energy documentation where required.
